The penthouse: the sea, from the top floor of a private estate
Quinta da Falésia is a gated seafront condominium on the Estrada Monumental. The apartment takes the whole top floor: 140 m², two bedrooms, two bathrooms, and the Atlantic in front of the living room and the balcony.
Sea to the south, mountain to the north
The living room, the balcony and the main suite face south over the Atlantic. The second bedroom looks north to the mountain, on the quiet side of the building.
A private estate, not a hotel
Residents-only cliff-edge infinity pool, landscaped gardens, 24-hour security and your own parking space, all inside the gate.
Unique location
Five minutes to the Lido promenade, the sea-bathing complexes, a supermarket and the Forum Madeira shopping centre. The old town is a ten-minute bus ride.
The villa: a whole house in the centre, facing the gardens
A restored three-storey townhouse of 180 m² directly across from the Municipal Gardens, with two en-suite bedrooms, a guest bathroom, a terrace over the gardens, a balcony and a separate office. Air conditioning in every room. The centre has street life in the evenings; the bedrooms face the courtyard side.
Four people, three floors
Nobody has to share a room: two en-suite bedrooms, a home office and a living floor that opens onto the terrace.
The centre at the door
The Baltazar Dias theatre two minutes away, the cathedral, the marina and the farmers' market five. Restaurants and cafés without a car, and the bus stop on the corner.
Mornings on the terrace
Breakfast over the Municipal Gardens, then the day starts already in the middle of Funchal.

Questions before you book
How does booking direct work?
You book on our secure checkout and deal with the owner before, during and after your stay. Book 60 days or more ahead and only €1 is charged now; the balance is charged 59 days before check-in. Cancel up to 60 days before check-in and it is 100% refundable.
Which of the two homes should I choose?
Choose the penthouse for the sea: two bedrooms, a balcony over the Atlantic, the residents' infinity pool and the Lido promenade at the door. Choose the townhouse for the city: three floors in the centre of Funchal, the Municipal Gardens across the street and the old town, the cable car and the market on foot. Both are fully equipped for self-catering and longer stays.
Where to stay in Madeira?
Funchal is the best base for a first visit: the boat trips, buses, restaurants and most tours start here, and most of the island is within an hour's drive, the far west about ninety minutes. Our two homes give you the two sides of the city: the Lido quarter by the sea, with the bathing complexes and the coastal promenade, or the centre, with the old town, the cathedral and the Municipal Gardens on foot.
When is the best time to visit Madeira?
Any month. Spring brings the flowers and the levada walks at their greenest, summer the warmest sea, and from November to March the island stays around 20°C by day while the rest of Europe is cold. Both homes are equipped for longer stays, and many of our guests spend a month or more here in winter, with monthly winter rates on request.
How does a monthly winter stay work?
Like any other booking: €1 confirms it when you book 60 days or more ahead, the balance is charged 59 days before check-in, and free cancellation up to 60 days before check-in applies to long stays too. A weekly clean with fresh linen and towels is included in the monthly rate.
Is Madeira expensive?
Less than most island destinations. Eating out, groceries and public transport cost roughly what they do in mainland Portugal, and a self-catering apartment keeps the bill down further. Our rates are shown per night for your dates, with no booking-site commission added on top.
Found the same dates cheaper on Booking.com or Airbnb?
Message us before you pay and we will match it. Our direct rates sit below the platforms because there is no commission in between; if a promotion there beats us, we honour the lower price.
Can I check in early or check out late?
Early check-in and late check-out are often possible on request, subject to availability. Message us on WhatsApp before your stay and we will do our best.
