What is Quinta da Falésia?

Quinta da Falésia is a private seafront residential estate on Estrada Monumental 237, in the Lido quarter of Funchal, set on landscaped clifftop grounds directly above the Atlantic. The name, "estate of the cliff", describes it exactly: mature palms and dragon trees, lawns and pool terraces occupying one of the last great seafront plots on Funchal's hotel coast, with the ocean filling the horizon below.

Completed in 2001 and built by Teixeira Duarte, one of Portugal's major construction groups, the development comprises 8 residential blocks with 115 apartments, a 59-room hotel unit, covered parking, two outdoor pools and one indoor pool, all threaded through gardens on roughly 35,900 square metres of construction. It was commissioned by Piornais, Investimentos Turísticos e Imobiliários da Madeira, and it remains one of the most sought-after addresses on the Estrada Monumental.

Where it is, and why the location works

The estate sits in the heart of the Lido quarter, Funchal's sunny seafront strip, about 3.5 km west of the city centre. The Passeio Público Marítimo, the oceanfront promenade, runs directly below, the Lido bathing complex and the natural rock pools of Doca do Cavacas are minutes away on foot, and the restaurants, cafés, supermarkets and pharmacies of Estrada Monumental are at the gate. Getting there

From Madeira airport, the simplest arrival is the Aerobus: board at the airport terminal, ride into Funchal and then west along the seafront, and get off at stop 19, Fórum Madeira, a few hundred metres from the estate on Estrada Monumental. The official timetable puts that stop at roughly 40 minutes from the airport, and the full route down to Praia Formosa at 50. A taxi or pre-booked transfer covers the same 23 km in about 25 minutes. Coming from the centre of Funchal, any westbound coastal bus stops along the Monumental, and from the estate the promenade itself is one of the nicest flat walks on the island. Is Quinta da Falésia a hotel?

Not exactly. The development was built with a 59-room hotel unit, but most of it is private residences. Guests of Superior Rentals stay in a privately hosted apartment inside the estate, with the pools and gardens included.

Can you visit the gardens without staying there?

No, the estate is private and its grounds are reserved for residents and guests. The seafront promenade below is public, free, and gives the best view of the clifftop setting in any case.

Can you swim there?

Guests use the estate's pools. The ocean alternatives are steps away: the Lido municipal complex and the Doca do Cavacas natural pools (a single adult entry costs €6, current tariffs here), with the sea between 18 and 24 degrees all year, warmest in September and October.

How far is it from the centre of Funchal?

About 3.5 km: 10 minutes by bus or car, around 45 minutes on foot along the seafront and the Estrada Monumental.
